AI is one tool in the work—not the whole story. The throughline is leadership, ownership, operational discipline, and a willingness to keep learning.

A career measured in responsibility, not titles.

My story is not a straight line or a collection of polished wins. It is the responsibility I was trusted with, the businesses I learned to own, the hard seasons my team navigated, and the systems we built when the existing way was not good enough.

That range helps me see the connection between people, workflow, margin, guest experience, and execution—not just one piece in isolation.

  1. The foundation

    Regional leadership

    In my twenties, I became a regional manager responsible for roughly 150 employees across a multi-state territory. Traveling weekly and coaching leaders taught me how decisions made in one room must work across several markets.

    That was my practical college: lead with clarity, measure what matters, develop people, and take responsibility when an operation misses the mark. It showed me how culture, customer experience, process, and financial discipline reinforce one another.

  2. 2008–2018

    Investor & builder

    I began investing in real estate in 2008. That work grew into JZ Properties—the investment, holding, construction, and development company that remains active today. We have rehabilitated 50+ homes and built a $1.2 million spec home, learning from acquisition through ownership and operations.

    4700 McPherson brings that arc together: JZ rehabilitated and designed it, has owned and managed it since 2019, and later redesigned it as the guest experience evolved. Strategy becomes useful when someone carries it through execution.

  3. 2018 onward

    Building JZ Vacation Rentals

    I incorporated JZ Vacation Rentals in 2018 after seeing a market gap. Many companies could distribute listings to travel agents; far fewer were building a consistent brand around quality, trust, and the complete guest experience.

    We started with eight properties we owned and managed, giving us control over standards, service, and the lessons inside every review. Today, the operation directly manages 70+ properties while the JZ marketplace presents 2,000+ luxury listings across 150+ cities—different parts of the model by design.

    JZ combines major travel-platform distribution with its own advertising, SEO, answer-engine visibility, email, and repeat-guest relationships.Up to 30% direct booking revenue in some markets has been achieved, varying by city, inventory, and season. The aim is a better path for guests and more control for owners—not growth at the expense of quality.

  4. 2020

    The 2020 comeback

    The hardest seasons can become the most useful teachers. In 2020, travel stopped and the future of the company was anything but certain. Team members volunteered their time for 60 days, public programs including PPP and SBA support gave the business room to keep fighting, and we rebuilt one decision at a time.

    I do not share that season from a place of victimhood. I share it with gratitude. I praise God for carrying us through it, and I remain humbled by the people who chose to stand together when the outcome was unclear. That experience deepened my belief that hardship can become education—and that education should be used to help someone else through their own difficult season.

  5. 2023 onward

    From homes to hospitality

    The operating range continued to expand—from one-bedroom condos and family homes to seven-plus-bedroom villas, condo-hotels, and boutique hotel management. Since 2023, that has includedselect residences within the 44-unit Espadin LoHi andsix residences at RiNo Art Lofts in Denver.

    Each format changes the operational equation: staffing, revenue management, owner relationships, building coordination, guest expectations, and the technology required to hold it together. That experience does not make this page a pitch for JZ. It makes the advisory perspective more useful for peers managing different asset types, cities, and levels of complexity.

  6. Today

    Why advisory now

    Operators and founders now call me most often about operational efficiency and AI. I love that work, but it sits inside a much wider operating background: leadership and coaching, real-estate ownership, construction, property and hospitality operations, revenue management, full-funnel marketing, technology stacks, SOPs, team training, and the discipline required to turn a plan into practice.

    My advisory work helps teams lower unnecessary operating cost, simplify workflows, improve their technology ecosystem, raise NOI, and bring more of the operation back under the property manager's control. Sometimes AI is the right lever. Sometimes the better answer is a clearer process, a better-trained team, or removing another system that never should have been added.

    I remain in the trenches while teaching outside them. The value is not another opinion from the sidelines. It is an operator helping another operator see the whole system.

Experience is most valuable when it helps someone else move forward.

I am a father of two pre-teens and a child of God. My family and faith keep the work in perspective. I am grateful for the hardship, the people who carried it with me, and the opportunity to turn those lessons into something useful for another owner, operator, founder, or executive.

Advisory is intentionally personal. The strategy, custom prompt libraries, operational deep dives, progress tracking, training, and deliverables all come through me—by scheduled call and email—because the value is applying the right experience to the real operation in front of us.
